Renewals
As of 1st June 2019, the Tenant Fee Act 2019 is in force and allows Tenants to move around more freely without having to worry about paying for agency fees or high deposits. Chapter One can help you to secure your Tenant for a further term by putting you back into a fixed term agreement. This service includes a rent review, all negotiations, an extension agreement and where appropriate, deposit re-protection

Gas Safety Certification
We have an expert team of Gas Safe registered engineers who can check your property and certify its safety annually, as per the current legislation. They can also offer cyclical services alongside the annual Gas Safety check and can provide new installations at a competitive rate
Electrical Safety Certification
Although Electrical Safety is not a mandatory requirement for residential lettings under current legislation, it is considered best practice to ensure the property is wholly safe to occupy and that there are no potential hazards that could develop and cause serious harm to the occupants and neighbouring properties. If an accident were to happen and a fault was found at the property, the Landlord could be held liable for negligence
Energy Performance Certificates
Current legislation requires you to have an EPC for selling or lettings your property. From 1st April 2018, you must ensure that your property can achieve at least an E rating on an EPC before granting a new Tenancy or before you can renew the contracts for an existing one
Inventories
Schedules of Condition and Mid Terms: The most important evidence a Landlord can use to make a claim against the Tenant’s security deposit for damages caused throughout the Tenancy are the Inventory reports. Mid-term property inspections can be used as further evidence to support the claim by showing a detailed picture with regards to damages and in some circumstances, a time frame for when these occurred
